Asbestos Disclosure というのがあります。
Buyer is aware that asbestos materials are hazardous to one’s health, paticularly if asbestos fibers are released into the air and inhaled. In the past ( before 1979,but pssibly since) asbestos was a commonly used insulation material in heating facilities and in certain types of floor and ceiling materials. shingles, plaster products,cement and other building materials. Buyer is aware that Buyer should make appropriate inquiry into the possible asbestos fibers or asbestos-containing material. Such ceilings should not be disturbed since it could release asbestos fibers in the air. Any disturbance should be done only by licensed abatement contractors.
これは、購入者が購入の際に、アスベストに関して知っているて契約していると表示したものです。
アスベストは日本でもアスベストの取り扱いに従事していた労働者の労働被害が報告されて問題になっています。１９７９年以前の建物にはこのアスベストが利用されている可能性があります。（契約書には１９７９年以降も可能性があるかもしれないとあります。）アスベストは細かいミネラルの繊維が空気中に飛び散ると、発がん性があると言われています。
通常、天井のポップコーンシーリングに使われていたり、タイルの接着剤に使われていたりするようです。
物件の持主はは、このアスベストの可能性がある部分の処理、改築を行う場合は、ライセンスを持った業者に頼まないといけません。ライセンスを持たない人が処理をして、空気中に飛び散り、空調に入り込んで、他のユニットの居住者に被害をもたらすかもしれないからです。心配な方は、ご自分の負担でこのアスベストの検査をすることも可能です。
